Anyone Live in High Point at Panther Valley?
We're considering purchasing an interior townhome unit in the newest section of Panther Valley (High Point), but was hoping to hear from someone who lives there or knows someone who does.
Are the units well sound-proofed? We've been in apartments before and the sound through the walls is awful, I'm wondering if they're constructed differently in PV?
What do you think of the community in general? Friendly neighbors?
What are your average utilities like?

I live in the Meadows units which were built by the same builder a few years ago. In my unit, I can hear the neighbors running up & down the stairs at times but that's it. I found my neighbors very friendly & we get together once in a while for dinners or events.
JCP&L - electricity - $61
Elizabethtown - gas - $144
Please note my husband works from home full time so that is why our bills may be higher than others. He works in the basement which is the coldest place in the house so he needs to jack up the heat from time to time.
don't forget the property taxes - about 10K/year and water/sewer (about 180/quarter)
gas bills are around 70-100 (heating and cooking); electrical about 80-90.
These townhouses are quieter that the apartments, bult "side-by-side", and feel a little better thermally insulated (compared to apartments units built in 70's, 80's, 90's).
Don't forget the HOA fees, I don't know what they currently are for townhouses in PV.
I'm in The Meadows section. Current HOA is $208/month. Taxes just over $10k. Water/Sewer is around $170/qtr. Gas is $41/month and electric is $97/month with leveled payments. (Hot water heater is electric, furnace and stove are gas)
I would strongly suggest keeping your purchase price under $300K.
Closer to $280K if possible.
Higher than that and you might have trouble exiting.
What differentiates the townhouses in the High Point section vs. the Meadows? Larger units? More high end finishes / available updates?
The 10k-plus taxes - to live in a townhouse - is exactly why my husband wouldn't even consider buying there. We ended up buying a 4 bedroom home on over an acre for the same taxes.
